Do I need permission to renovate my Strata Lot?

First check your Bylaws. For most renovations, written authorization and approval from the Strata Council is required. Send all specifications and details of your renovation request in writing to your Strata Manager. Visit our Forms page to download renovation request forms which guide you through the process.

Do I need to carry Homeowners’ Insurance?

Accepted Answer

Yes, you need to carry insurance! We recommend you take a copy of the Strata Corporation’s Insurance Policy to your personal insurance company for review. You should insure your personal items and carry liability insurance for damages including accidental floods caused by such things as an overflowing or broken toilet. If you rent your unit, you should carry a rental policy and your Tenant should carry a policy for their contents and liability. See your personal insurance company for information on these policies.

How do I get a copy of my Bylaws and Rules?

If your Strata Corporation is a member on Wynford's Client Portal, you can access Bylaws & Rules by signing in electronically. If not, please contact our Records Department at records@wynford.com.

How do I pay my Strata Fees?

Accepted Answer

We urge owners to pay their Strata Fees through our Pre-authorized Payment Plan (PAP); however, Owners may choose to pay by post-dated cheques. To set up for PAP, please fill in the Pre-authorized Payment Form (found under forms on this site). If you would like to pay by post-dated cheques, please make your cheques payable to your Strata Corporation (e.g. “BCS 123”), and ensure that your name, unit number and address are clearly shown on the face of each cheque. I need a Form B and copies of Minutes. How do get this information?

Question 6

If I have a complaint such as a noisy neighbour, who do I report it to?

Accepted Answer

All complaints must be in writing and sent to your strata manager. The majority of correspondence and non-urgent matters will be dealt with at the next scheduled Council Meeting. Please make sure that you include the specifics of the complaint, including the unit number, date, time and general details. In the event of an emergency, who do I call?

Always call 911 for any life, fire or police emergencies. For all other matters, such as water leaks or a broken garage gate, please contact your Strata Manager or Site Caretaker, if you have one. For all after-hours emergencies, contact the Wynford office at 604-261-0285 and follow the telephone instructions. Be sure to have your Strata Plan number and unit number ready, and please remember to always leave your name and contact information.

What is a Form K and when do I need to fill one out?

If you are a Non-resident Owner and are renting your unit, you must complete a Form K. This form must also be signed by your Tenant. It includes your Tenant’s contact information and an assurance that they have been made aware of the Strata Corporation’s Bylaws and Rules. Each time the tenancy changes a new Form K must be submitted.

Who is responsible for repairs in my unit?

Repairs within the Strata Lot are generally the responsibility of the Strata Lot Owner. This includes all appliances, fixtures and flooring.

Question 10

Why do I need to give my contact information and phone numbers to The Wynford Group?

Accepted Answer

Occasionally, a situation will arise which makes it imperative that we contact you and possibly access your Strata Lot. This contact could be due to an emergency such as a leak, or related to common property repairs. Emergency access is often delayed when we cannot contact the Owner or the Residents of the unit. This situation can cause an increase in repair costs. If you are a Non-resident Owner, we must also have your correct mailing address on file. If you have a Tenant living in your unit, you must provide us with a Form K-Notice of Tenancy. Your personal information is only accessed when necessary and is not used for any other purposes.
